It's officially official: Dunkin' Donuts is coming to Council Bluffs.

The famous doughnut and coffee restaurant will be part of a new retail mall in the 2200 block of West Broadway.

The City Council on Monday evening unanimously accepted a development agreement between the city and the developers.

A permit already has been issued by the city's Building Division for the mall that would offer 9,314 square feet of retail space.

As part of the agreement, the developer, DD West Broadway LLC, is seeking tax increment financing. The assistance city officials have approved provides for a 10-year rebate of the captured taxes back to the developer; that is estimated to average $65,900 a year.

Construction could start quickly, said Zach Wiegert, CEO of the Tetrad Property Group. The restaurant itself would provide 2,200 square feet of dining space, plus a drive-through. It would be a full-service restaurant, also offering sandwiches and teas, he said.

"We hope to open this fall, maybe September or October," Wiegert said.

He declined to name other tenants since they haven't yet signed leases.
