The City of Gretna picked up another 80 acres to its zoning jurisdiction during last week’s Sarpy County Board meeting.
The addition is part of the new Aspen Creek subdivision, just off Highway 370 near 180th Street. Without the jurisdiction expansion, the subdivision would have been split between city and county control.
Because of its size, the request sparked a little debate among the County Board members. Gretna City Administrator Jeff Kooistra said an addition of that size to a city’s zoning hadn’t been done in recent memory.
“They’ve never allowed this large of an area added to a (zoning) before,” he said. “Eighty acres is a large piece of land.”
The other 160 acres of the new subdivision already fell under the City of Gretna’s zoning regulations, although it’s located outside city limits.
County Commissioner Jim Warren, who represents Gretna, said allowing the change only made sense.
“Two-thirds of the subdivision was already in Gretna’s jurisdiction,” he said. “It’s simpler for everybody involved to include the whole thing.”
Warren said it comes down to where the land eventually will end up after future annexation, which is likely under Gretna’s authority.
“I think cities have to have more right in their growth area,” he said. “It should be more in the hands of the city.”
Warren said the subdivision is going to be important for Gretna.
“It’s bringing more housing to the area,” he said. “It’s already near the city limit and is another opportunity for our community to grow. They’ll also be connecting to the city wastewater and water system. That brings a lot of new customers.”
Kooistra said expanding water and sewer infrastructure is important to Gretna’s growth. He said the Aspen Creek project will bring the city’s system within a mile of Metropolitan Utilities District.
With Highway 370’s construction near completion, Warren said the timing of Aspen Creek sanitary improvement district is a good for the area.
“It’s a good project for that new road,” he said. “It’s all one SID, so it’s natural to be tied to the city’s zoning. That way it’s all under one set of rules.”
